Beecher Terrace Senior Building
The Louisville Metro Housing Authority (LMHA) received a Choice Neighborhood Initiative Implementation grant award from the Department of Housing and Urban Development to transform the Russell Neighborhood. To carry out the project, LMHA engaged the development team of McCormack Baron Salazar and Sherman Carter Barnhart Architects through a Private-Public Partnership (P3).
Collaborating closely with McCormack Baron Salazar and LMHA, Sherman Carter Barnhart executed UDA’s master plan for a new vision of the 18.6-acre, ten-super-block Russell neighborhood, transforming it into Beecher Terrace. By reinstating the historic street pattern throughout the site, a more walkable and pedestrian-friendly environment was established, effectively eliminating the super-block feel.
The redevelopment builds on the character of the adjacent neighborhoods and urban patterns while preserving its unique heritage and identity. A new entry street introduces a fresh image for the neighborhood, reinforcing its connection to the city and downtown area. The sustainable, walkable, and amenity-rich Beecher Terrace community features commercial businesses on the first floor of select buildings along 9th and Muhammad Ali.
Beecher Terrace will feature a total of 620 housing units, including mixed-income rentals, senior housing, and 20 homeownership units.
Phase I encompassed a 4-story, 117-unit building for seniors, as well as on-site management offices. This new facility accommodates administrative offices, fitness centers, a crafts room, billiards, a doctor’s examination office, a salon, lounges, and a community dining area equipped with a warming kitchen.
The entire redevelopment is seeking LEED for Neighborhood Development (LEED ND) and Enterprise Green Community certification, reflecting the design team’s dedication to providing more durable, cost-effective, and healthier homes for low-income families.
Additionally, the existing art-deco Baxter Community Center is being renovated and expanded by Sherman Carter Barnhart to further enhance the revitalized neighborhood.
